Does a declaration of inheritance replace a real estate transfer declaration?

No.

The declaration of inheritance establishes the identity of the heirs and, if applicable, the estate administrator. However, it does not replace the real estate transfer declaration.

When a property is part of the estate and ownership is transferred to the heirs or a specific legatee, a real estate transfer declaration is generally required to record the transfer of ownership in the Quebec Land Registry.
