Can emphyteusis be renewed?

The prevailing interpretation of the relevant sections of the Civil Code of Québec limits the possibility of renewal for emphyteusis bearing on the land on which an immovable property held in divided co-ownership is built or bearing both on the land and an immovable property already built. In this second case, the immovable property must be the subject of a declaration of co-emphyteusis.
