What services must normally be supplied by the lessor?

The drafting of every lease should be very specific as to the services to be supplied by the lessor; so we must provide for who will pay the electricity, the heating, the air conditioning, the ventilation, the housekeeping and any other expenses that result from the specific nature of the business. As examples, the lease can provide for:

  • what will be the ambient temperature of the leased premises;
  • during what period of the year the lessor must supply air conditioning;
  • the maintenance and the layout of the common areas.
