Do heirs automatically become the owners of a property upon the death of the owner?

The heirs acquire their rights to the estate upon death, but certain formalities must be completed before the transfer of the real property becomes fully enforceable against third parties. Depending on the circumstances, a declaration of real property transfer, a deed of partition, or a deed of sale must be filed with the Land Registry.
