Is it necessary that the syndicate of co-owners takes out an insurance for a horizontal divided co-ownership?

The syndicate of co-owners of a divided co-ownership must insure, in particular for civil liability, the common portions of a horizontal divided co-ownership (for example, townhouses) even if it is only yards, front and back, or spaces of the type park or rest area. Some consider that the individual insurances of the co-owners on the private portions are sufficient. But in the event of a disaster, it would be possible that one of the co-owners cannot rebuild his private portion, for lack of having taken out an insurance policy. It seems thus preferable that the syndicate takes out an insurance covering also the private portions.
