Emphyteusis is terminated by the expiry of the term fixed in the act which constitutes it, by the complete loss or expropriation of the immovable property, by the cancellation of the constituting act, by the union of the qualities of owner and emphyteuta in the same person, by non-use for 10 years and by abandonment.
