To prevent the default of the borrower having hypothecated (also known as mortgaged) his immovable property to pay his municipal and school taxes, it is common that the financial institution creates a reserve for taxes in view of the payment of these ones from the payments made by the borrower. The hypothecary payments of the borrower will be increased to allow the financial institution to have the necessary funds for paying the taxes when due.
