What elements should be included in the inspection of the immovable property?

A good inspection should include in particular the verification of the following elements:

  • the foundations;
  • the roof, the walls and the exterior cladding;
  • the fenestration;
  • the attic;
  • the systems of plumbing, electricity, heating and air conditioning;
  • the walls, the ceilings and the floors;
  • the insulation and the ventilation;
  • the septic tanks, the wells and the sewer pipes;
  • the ancillary buildings (garage, shed, etc.);
  • the land (the drain, the slope of the land and the natural vegetation);
  • the common portions (in the case of a divided co-ownership).

If you choose to inspect the immovable property which you intend to purchase, have this inspection listed in your offer to purchase, plan a reasonable time limit so that your inspector can proceed to the examination and report back to you. The sale will also have to be conditional to the favorable result of the inspection.
