The lessee will probably have to make a commitment to respect all the environmental standards determined by the various governmental authorities. The clauses contained in the lease should include the requirements of the hypothecary creditor (also known as mortgage creditor) towards the lessor. Such clauses oblige the lessee to respect the obligations imposed by the hypothecary creditor to the lessor. To limit his responsibility, the lessee should, depending on the type of building, before taking possession of the leased premises, obtain an environmental study.
