Why include an arbitration clause in a lease?

More and more, the commercial leases contain arbitration clauses. An independent third party, chosen by both parties, settles the dispute which is submitted to him. These clauses allow to avoid resorting to the courts in case of conflict between the lessor and the lessee. Some legal experts express certain reluctances towards this solution but, more and more, resorting to arbitration is accepted by the real estate community.
