It is important to describe well the leased premises in the lease. If we are leasing a space, without mentioning in it the number of square feet or meters, amount of the rent will then be considered as a global amount and we cannot invoke that there is an error on the number of square feet/meters compared with the amount paid.
On the other hand, if the rent is based on the number of square feet or meters occupied by the lessee, it seems important to rely on various methods for the measurement of the premises. The most popular method is the method BOMA. The latter takes into consideration the common areas of the floor and of the building, the walls, the columns and the service areas. According to criteria well determined, we measure the leased premises and we attribute the portion of the common areas which must be added to the premises leased by the lessee. Normally these calculations are made by an architect or a land surveyor.
