The by-laws of the immovable are applicable to all the common portions and private portions of the immovable property held in divided co-ownership. It governs the enjoyment, use and maintenance of the private and common portions. It can be amended at a meeting of co-owners. It also includes the operation and basic administration of the Syndicate of co-owners. This regulation is enforceable against lessees and the new co-owners as soon as it is brought to their attention. Restrictions provided in the by-laws of the immovable must necessarily be justified by the destination (purpose) of the immovable and its features.
