The register of co-ownership is often unknown to future co-owners. Yet, its consultation is essential. The Civil Code of Quebec requires that the Syndicate of co-owners keep a register containing the names and addresses of all co-owners and lessees of the immovable property, the minutes of proceedings of the meetings of co-owners and of the board of directors, as well as the financial statements of the co-ownership. If an amendment to the by-laws of the immovable is made, the new rules should be included in the register of co-ownership. It is also in the register that directors must keep and hold at the disposal of the co-owners the declaration of co-ownership, the copies of contracts or agreements in which they have taken part, a copy of the cadastral plan, plans and specifications of the building and any other documents concerning the building and the syndicate, subject to the Privacy Act.
