Emphyteusis

Emphyteusis is a right by which a person, the emphyteutic lessee may, for a certain period of time, make full use of an immovable property owned by others and take advantage of it, provided that he doesn't jeopardize its existence and that he must improve the property by erecting some constructions, works or plantations thereon which increase the value thereof in a sustainable way.

At the end of the emphyteusis, the landowner repossesses the immovable property free of all duties and charges granted by the emphyteutic lessee. The emphyteutic lessee must return the immovable property in good condition along with the constructions, works or plantations set out in the constituting act.
