The legal warranty is the one provided in the Civil Code of Québec: The buyer is legally entitled to it by the sole operation of law. It means that the seller is bound to warrant the buyer the right of ownership of the immovable property sold as well as the quality of said property.
Any sale is deemed to be made with the legal warranty unless otherwise expressly stipulated in the contract.
