Publication of the commercial lease in the land register against the building by the tenant will be particularly useful if the building is sold. An unpublished lease may not be enforceable against the new owner, who could then terminate it and evict the tenant. It is therefore in every tenant's interest to publish his or her lease so as not to be dispossessed of the rented premises unduly, especially if leasehold improvements have been carried out.
