Is a fraction, of a private or common portion of a co-ownership, alienable?

We can alienate in total or in part a private portion of a divided co-ownership, but this alienation will include, in addition to the dwelling unit and eventually a parking unit, the share of the common portions related to the fraction as well as the right of use of these common portions and the common portions for restricted use. Moreover, it is forbidden to alienate a fraction or the whole of a common portion without alienating its private portion. Separation of both portions for purposes of alienation is not allowed.
